Main Living Area

MAIN The primary living area is configured as a spacious open-plan kitchen, dining and lounge environment designed for practical day-to-day living and informal entertaining. The kitchen incorporates a custom-built designer joinery system with extensive cabinetry, integrated storage solutions and a large extended counter bench suitable for casual dining, food preparation and guest interaction.

 

Appliances included within the kitchen comprise a Bosch freestanding gas hob/electric oven combination, Bosch dishwasher and a large double fridge/freezer unit. The kitchen layout has been designed to maximise workflow efficiency while maintaining strong visual connection with the adjoining dining and living spaces.

 

A centrally positioned dining area separates the kitchen from the secondary lounge and relaxation zone located at the opposite end of the pavilion-style living space. The configuration allows multiple functional living areas within a cohesive open-plan arrangement.

 

Heating and cooling to the main living zone is provided via a Mitsubishi 9kW heat pump system designed to service the substantial open-plan volume efficiently throughout all seasons. A 67-inch QLED television is included within the chattels.

The adjoining compact laundry incorporates a Fisher & Paykel 8kg front-loading washing machine together with integrated laundry storage and utility space.

Office, Utility or Additional Bedroom

Positioned adjacent to the main living area, this flexible studio space benefits from independent external access, reinforced acoustic separation and strong privacy from the primary living areas above. The space has been configured into two distinct work zones, allowing simultaneous office and creative studio use, supported by extensive bench space, recessed lighting and durable low-maintenance finishes throughout.

Large double-glazed windows and glazed exterior doors provide natural light and direct connection to a sheltered exterior private courtyard area. Full insulation, double glazing and an independently serviced Mitsubishi heat pump system contribute to year-round thermal comfort and acoustic efficiency. The configuration is well suited to remote working, creative studio use, consulting space or ancillary accommodation.

Mid Level

The mid-level accommodation zone incorporates a well-proportioned bedroom featuring built-in mirrored wardrobes together with convenient attic storage access located above. The room benefits from substantial natural light via large double-glazed windows overlooking landscaped exterior areas and has been designed to maximise storage efficiency while maintaining comfortable circulation space.

 

Servicing this level is a separate bathroom and toilet configuration incorporating contemporary fixtures, integrated vanity cabinetry, extensive bench space and a fully enclosed shower. The bathroom design emphasises functionality, low maintenance and practical storage capacity.

 

The level is fully insulated and double glazed, contributing to thermal efficiency and acoustic comfort throughout the space. The layout provides effective separation from the primary living areas while maintaining convenient internal access to the remainder of the dwelling.

Top Level - Master Bedroom

 

 The upper-level master suite has been configured as a private accommodation space incorporating a spacious bedroom, dedicated dressing room and fully appointed ensuite bathroom. The bedroom features vaulted ceilings, large double-glazed windows and glazed doors opening onto a private elevated deck area with outlook toward a distant rural landscape.

 

Heating and cooling are provided via an independently positioned Mitsubishi heat pump system servicing the master suite. The room layout comfortably accommodates substantial bedroom furniture while maintaining practical circulation and connection to the adjoining dressing and ensuite areas.

 

The separate dressing room incorporates extensive full-height custom wardrobe joinery with integrated drawers, hanging systems and storage compartments.

 

The ensuite bathroom includes a double vanity with integrated cabinetry, large mirror surfaces, contemporary fittings and a fully enclosed glass shower. The layout has been designed for practical functionality, storage efficiency and ease of maintenance.

Ground Level - Basement

The Pole Room is situated at ground level which in context is the basement. 

This level also houses a 20 ft storage container which is an optional chattel but could be removed and then opens the spce for potentially two car garaging.

There is an abundance of covered storage space for diving and surfing equipment in this basement area.

An ornate staircase takes to you to a mid level which has an undeveloped tool and equipment room which was planned to be a sauna room at a future time. There is an additional toilet in this tool room.

Material Notes 

Recycled Jarrah timber has been extensively utilised throughout the redevelopment and is a defining architectural feature of the property. Salvaged hardwood sections were carefully repurposed into the substantial external staircase system, deck balustrades and selected landscape structures, introducing texture, warmth and visual contrast against the contemporary cladding and steel elements.

 

The aged timber carries natural grain variation, weathering and tonal depth that would be difficult to replicate with new materials, reinforcing the handcrafted and highly individual nature of the rebuild.

The use of reclaimed Jarrah also extends into the landscaped garden boundaries where timber-framed espalier structures support productive fruit trees, further integrating natural materials into the broader site design.

 

This deliberate incorporation of recycled hardwood establishes a strong connection between traditional craftsmanship and the modern architectural form, contributing both structural durability and a distinctive coastal aesthetic to the overall development.
